By using this site, you agree to these terms. If you don't, please don't use the site.
Quotes & estimates
Any quote or estimate provided by Versa Property Management — whether through this site, by text, by phone, or in person — is valid for 30 days unless we say otherwise in writing. Final pricing depends on on-site walkthrough and confirmed scope.
Scope & change orders
We work from a written scope. If you ask us to add or change something during the job, we'll stop, write up the change, and confirm the new price before continuing. We don't sneak charges onto the final invoice.
Sub-contracted work
Most of our work is in-house. For trades that legally require licensing in Michigan (electrical, plumbing, HVAC) or specialized work outside our scope (large mature-tree removal, major concrete pours, etc.), we coordinate licensed sub-contractors and disclose that in writing as part of the scope.
Payment
For most jobs, we collect payment at completion. Larger projects (full deck rebuild, major remodel, multi-week landscape installs) may have a deposit at signing and progress payments. We accept card, ACH, check, or cash. Past-due balances accrue interest at 1% per month.
Snow contracts
Seasonal snow contracts run November 1 through April 15 unless otherwise agreed. Service triggers at the depth set in your contract (typically 2 inches). Cancellation mid-season is pro-rated against work performed.
Warranty
We warranty our labor for one year after completion against workmanship defects. Materials are covered by the manufacturer's warranty (we register the warranty in your name on major installs). We don't warranty against normal wear and tear, damage caused by other contractors, or failures caused by underlying issues we flagged but you opted not to fix.
Photos of completed work
Unless you tell us otherwise in writing, we may photograph completed work for our website, social media, and Google Business Profile. We don't include identifying details (addresses, photos of you or your family) without your permission.
Limitation of liability
We're insured. If we damage your property in the course of work, our insurance covers the repair. We're not liable for incidental or consequential damages. Our maximum liability is the amount paid for the job in question.
Disputes
If something goes wrong, call us first. We'll fix it. If we can't reach an agreement, disputes are resolved in Wayne County, Michigan.
