Strip off the grime. Bring the property back.

Concrete gone green, siding streaked with mildew, a deck that looks tired — most of it isn't worn out, it's just dirty. We make it look new again.

Power Washing by Versa Property Management

Why this work matters.

Power washing is the highest-return hour of exterior work there is. A driveway, walkway or patio that's gone gray-green with algae comes back to its original color in a single pass. Vinyl and brick siding loses the mildew streaks. A wood deck gets stripped clean before stain or seal.

We match the method to the surface — high pressure for concrete and pavers, low-pressure soft washing for siding and anything pressure could damage. The result is a property that looks maintained, not neglected, and it pairs perfectly with a cleanup, a paint job or a deck refinish.

What's included.

  • Driveways, sidewalks, patios and pool decks — concrete and pavers
  • House siding — vinyl, brick, and aluminum (soft-wash method)
  • Wood and composite decks and fences
  • Detached garages, porches, steps and retaining walls
  • Algae, mildew, dirt, rust and organic stain removal
  • Surface-safe detergents; pre-soak and rinse so nothing's left behind

How we work.

1. Walk + quote.

We look at the surfaces, square footage and how heavy the buildup is, then give you a flat written number.

2. Match the method.

High pressure where it belongs, soft wash where pressure would do damage. We protect plants and fixtures first.

3. Wash + rinse.

Pre-treat, wash, and rinse so the surface comes back evenly — no zebra-striping, no missed edges.

4. Walk it together.

We walk the finished surfaces with you. Anything that needs a second pass gets it.

Common questions.

Will pressure washing damage my siding?
Not the way we do it. Siding and delicate surfaces get soft washing — low pressure plus the right detergent — which cleans without forcing water behind panels or stripping finish.
Can you get the green and black stains off my concrete?
Yes. That green is algae and the black is mildew or organic growth — both come off with the right pressure and pre-treatment. Most concrete comes back to its original color.
Should I wash before painting or staining?
Always. Paint and stain bond to a clean, dry surface. We often power wash a deck or exterior right before a refinish or paint job — bundle them and save a trip.
How often should I have it done?
Most properties benefit from a wash once a year, usually in spring. North-facing and shaded surfaces that grow algae faster may want it twice.
